Architectural Details: Each villa selected and curated on this site has its distinct and unique architectural details. The villas’ architecture, construction and design exemplify solidity, harmony, connection with natural elements – earth, sea, wind, and natural flow.
Durability: Villas presented here are built to last, withstand, and survive the harsh Caribbean Seashore elements, namely sea-salt, humidity, heat, hurricanes, and “horizontal” wind-swept rains. The architect that built the villas is also a marine engineer and a mechanical engineer. The buyer of the villas will enjoy the final product that has endured and will stand the test of time. All construction materials used are top quality built for durability.
Workmanship: We selected the villas with attention to details in their creation with meticulous workmanship, craft of the ancient Maya that was passed on for generations to the masons who built each villa is felt when one walks into the structure and throughout the time of seaside living.

RESPECTING THE SEA
The beginning of each design I was sitting on the beach side facing the (then) jungle. The sea-breeze on my back, the architect and mariner in me could feel where I am. I set the villas sufficiently back on the lot to give the sea, the waves, and nature its sacred space. I know the sea well. Every so often I have witnessed it lose its calm. As a designer, Architect and Marine Engineer I needed to secure given space to release its awesome energy. This design principle stood quite a few tests of time.
Design Considering hurricanes
Considering hurricanes in the design Just like designing a ship, the design process considered that hurricanes can come from any angle. So my design created many the relief edges and angles to allow 200 MPH winds slide off and move on. This photo shows the relief angles of Villa Mar. At least 10 category 5 hurricanes came to visit since construction and the damage was close to zero. We respect the sea, the wind and the elements and it appreciates our consideration of its energy.
Solid Foundation Solid Construction
A critical part of concrete construction is a solid foundation perfectly embedded in the ground. Each villa-plan carefully accounted for a strong and firm foundation it would need to keep it there forever. Esprit pool’s foundation goes down 27’ to bedrock. Zen and Sol have foundations called “zapata corrida” which is literally floating on the dense sandy base. From there, walls are built from block and concrete, concrete slabs and concrete beams. No expense was spared to assure that the villas will be solid forever. Will not fly away in a tornado, hurricane, strong wind or flood.
Invite the Sea Breezes In
Here on the Riviera Maya, the western beaches of the Caribbean Sea, heat is always tempered by the Caribbean Breezes. An architectural secret to our villas’ design is harnessing the Caribbean Breezes by allowing them in at the ground floor, and let the wind flow in the villa and rise to the top, directing the cool sea-temperatures to reduce the temperature of the villa. Indoor-outdoor al-fresco
Indoor-outdoor al-fresco living is why we live here. Each of our villas is designed with the concept in mind. Full indoor dining rooms, and adjacent to it, a full al-fresco shaded dining room. Villa living rooms are indoor and outdoor spaces, cozy inside while their counter-spaces are open by the pool and the sea. The indoor-outdoor concept has been tested by thousands of enchanted guests who made use of poolside lounging, al-fresco shaded dining, and outdoor living rooms. Spaces designed and well used for family stories, babies in grandmother’s arms and lively teens growing to be the next generation.
Sophisticated Designes
Inspired by French Sophistication meeting gorgeous Mexican Modern Architecture, the villas were detailed to reflect timeless modern sea-side architecture. “Floating Staircases” adorned with hardwood or wrought-iron railings deliver the subliminally obvious sophistication that permeates throughout the villas. The use of carefully selected materials uniquely matched to each of the villa design from the heart stays with you wherever you gaze while in residence
Expansive spaces
Soaring 18’ thatched palapa roof ceilings represent the expanse in the architectural thinking. The hardwood four-poster bed secures the feeling of coziness within a space fit for kings. Oversized 9’X9’ hand-made tub lends itself to become the perfect honeymoon pampering feeling of them all. Zen boast two honeymoon suites; Sol has one with complete privacy and separate exit to the pool and the sea. Elements of caring glorious architecture.
Always with the sea
Here by the sea, directly by the sea, we live with the sea. There are not two identical minutes when you sit and watch it. It is, therefore, that almost all bedrooms in the three villas have direct views of the Caribbean Sea. Master bedrooms, honeymoon suites, poolside suites, back rooms at Sol and Mar – all have direct views of the sea. This is not only a viewpoint matter, the bedrooms while air-conditioned are all designed for living with a cross-ventilated sea-breeze.

Swimming in the Caribbean is a healthy must. The perfectly salty water is always pleasantly enjoyable. There is nothing like having both a fabulous pool and a direct entrance to the sea all within 40’ of your living room or beach-side lounge chair. Our solid concrete pools are designed with the pleasure of swimming, lounging, relaxing, and also (if you must) sipping a margarita or a beer while submerged.
